Are Home Prices Really Falling? What the Latest Housing Data Reveals

Recently, many social media posts have been claiming that home prices are falling, leaving homeowners wondering if the housing market is heading toward a crash. While these headlines may sound alarming, the reality is far less dramatic.

In fact, home prices across the United States are largely holding steady or continuing to rise just at a slower pace than in recent years. According to the National Association of Realtors (NAR), the national median home price increased by 1.2% year over year, reaching $414,900 in the fourth quarter of 2025. While this growth is more moderate than the rapid increases seen during the pandemic years, it still shows that the market remains stable rather than declining.

The National Housing Market Is Still Stable

Across most regions of the country including the Northeast, Midwest, and South home prices have continued to rise or at least remain steady. Some markets in the West have experienced slight declines, but these decreases are relatively small and often follow several years of extremely fast price growth.

Housing platforms such as Zillow and housing data analysts like ResiClub emphasize that small corrections in certain markets are normal after periods of rapid appreciation. These adjustments do not indicate a nationwide downturn.

Looking at the Bigger Picture

Even in areas where prices have recently dipped, home values remain significantly higher than they were just five years ago. The housing market experienced substantial price growth over the past half-decade, which means most homeowners still have strong equity in their properties.

Unfortunately, online discussions often focus only on the few markets experiencing minor declines. When viewed in the broader national context, the housing market appears far more stable than social media narratives suggest.

What This Means for Homeowners

While every local market behaves differently, the overall trend shows that home values are holding steady across most of the country. For homeowners, this means property values are not suddenly dropping or collapsing.

Despite the negative headlines circulating online, the housing market is not experiencing a crash. Home prices are still rising or stabilizing in most areas of the United States.
