Housing Inventory Is Rising in 2026: What It Means for Buyers

It’s important to understand that, on a national level, the housing market hasn’t fully returned to normal yet. While rising housing inventory won’t instantly “fix” the market, the recent increase is already changing how competitive it feels for buyers and sellers.

When there are more homes for sale, buyers gain more time, better options, and increased negotiating power. When inventory is limited, competition intensifies, leading to rushed decisions and higher pressure.

Since 2020, the U.S. housing market has struggled with low inventory, creating a fast-paced and often stressful environment for buyers. But now, conditions are beginning to improve.

More Markets Are Returning to Balanced Inventory Levels

Housing inventory growth varies by location, with some markets recovering faster than others. According to Lance Lambert, Co-Founder of ResiClub, in January 2025, only 41 out of the 200 largest metro areas had returned to normal inventory levels.

By the end of the year, that number had grown significantly, with nearly half (90) of the top 200 metro areas reaching or exceeding typical inventory levels. This marks a substantial improvement in a relatively short period, and the trend is expected to continue.

Housing Inventory Is Expected to Keep Growing

Looking ahead, housing forecasts suggest that the number of homes for sale could increase by another 10% this year. This continued growth means more markets are likely to return to balanced conditions.

If projections hold true, inventory levels could reach pre-pandemic norms, similar to 2017 to 2019, by the end of the year. This would represent a major shift toward a more stable and accessible housing market.

As Hannah Jones, Senior Economic Research Analyst at Realtor.com, explains:

“…housing market conditions are gradually rebalancing after several years of extreme seller advantage. Buyers are beginning to see more options and modest negotiating power as inventory improves…”

In simple terms, the market is starting to shift back in favor of buyers.

What This Means for Homebuyers

As housing inventory increases, buyers can expect more property options to choose from, less pressure to make rushed decisions, greater flexibility in negotiations, and a more balanced and less competitive market.

This shift creates a more favorable environment for those who have been waiting for the right time to buy.

While housing inventory is not fully back to normal across the country, it is steadily improving, and in some areas, supply has already reached balanced levels.
